Can I use my appraisal in a mortgage type transaction?
No. your lender will require their approved appraiser to complete the appraisal report.
What does the inspection consist of?
The inspection involves measuring the exterior dimensions of the dwelling in order to confirm gross living area. A quick walk through the interior is completed in order to measure the second floor, take notes on needed repairs and/or completed updates, and to take photos. The inspection is concluded with a conversation with the client about the property in order to confirm a thorough inspection. The vast majority of the work is completed at the computer so inspections are generally less than 1/2 hour for the most common sized homes.
Do enclosed patios add to the total gross living area?
Only if the enclosed patio is vented into the central heat and air and is finished out in a similar manner as the dwelling.
Is the appraiser qualified to appraise commercial property?
As of now, I am licensed to complete residential appraisals only, not commercial properties.
Is the appraiser familiar with my area?
I have worked extensively in all counties listed in my coverage area on this website since 2006. If I do not feel that I competently know a particular market then I can not ethically complete the assignment per USPAP and thus would decline the assignment.
What is USPAP?
USPAP stands for Uniform Standards of Professional Appraising Practice. USPAP is somewhat an appraiser’s bible relied upon in order to develop standards that enhance the role of the appraiser in society and reinforce the appraiser’s obligations to act in a manner that promotes public trust and confidence in appraisal services.
